Collections
Each collection is the same ten-category rating with a different set of weights and a filter, both printed on the page. Open any of them in My rating to adjust.
Schools, parks, quiet streets and walkable blocks weigh most; rent still matters, investment does not. Only districts with at least one top-rated school nearby and parks scored 3+ qualify.
- 1Jumeirah 10.0
- 2Al Mushrif 9.3
- 3Al Barsha 9.2
For people whose day is defined by the office: access to the big job markets, metro, short commutes and light traffic, with cafés and walkable streets after hours.
- 1Al Karama 10.0
- 2Bur Dubai 10.0
- 3Deira 10.0
Freehold only. Yield and price momentum weigh most, then the fundamentals that keep tenants: transport, lifestyle and beach. Cost of renting is ignored; a cheap area with no demand is not an investment.
- 1Al Hamra Village 9.0
- 2Discovery Gardens 8.8
- 3Al Reem Island 8.6
Rent first, but not rent alone: a cheap district still needs job access, a hospital and a way to get around. Dense old districts with metro do well here.
- 1Al Karama 10.0
- 2Bur Dubai 10.0
- 3Deira 10.0
Beach access is half the score; the rest is walkability, parks and quiet. Districts with beach 4+ only.
- 1Al Hamra Village 10.0
- 2Al Zorah 10.0
- 3Fujairah Corniche (Al Faseel) 10.0
No office means no commute: rent, nature, peace and walkable cafés matter; metro and job access do not. The smaller emirates come into play.
- 1Al Hamra Village 10.0
- 2Al Zorah 10.0
- 3Fujairah Corniche (Al Faseel) 10.0
Low-rise, low-density communities with a 3BR villa or townhouse rent on record. Schools, parks and quiet weigh most.
