Residents say
Residents describe it as “Dubai without the rush”; most expats live on Reem, Saadiyat, Yas, Raha or in Khalifa City.
Expat communities: Indian, Egyptian, Jordanian, British, Filipino, American (editorial, largest first)
Districts (9)
A green, established mainland district on Abu Dhabi island: villas, Mushrif Mall, Umm Al Emarat Park and mid-rise flats close to downtown without the tower density.
Aldar’s waterfront strip between Khalifa City and Yas: Al Bandar, Al Muneera, Al Zeina canal-side flats and townhouses, with Al Raha Mall and Yas 10 minutes away.
Budget freehold villas and flats behind the airport: themed villa clusters, a small mall, the cheapest way to own a house in Abu Dhabi, under the flight path.
High-rise island off downtown Abu Dhabi: the capital’s Marina equivalent, with Reem Mall, Sorbonne, waterfront promenades and freehold towers, now part of the ADGM free zone.
The mainland villa suburb between the airport and the city: large compounds, lots of schools, Al Forsan sports resort and lower rents than the islands.
The sustainable city near the airport: shaded pedestrian streets, driverless pods, a free zone and mid-rise flats; quiet, tech-leaning and still growing.
Industrial zone and the Shabiya residential blocks: the cheapest flats in Abu Dhabi, dense, workaday and well placed for industrial employers; not for families seeking green space.
Cultural and beach island: Louvre Abu Dhabi, the Guggenheim site, NYU, protected turtle beaches and the capital’s most sought-after villas and low-rise flats.
The entertainment island: F1 circuit, Ferrari World, Yas Mall, Warner Bros, SeaWorld plus villa and townhouse communities (Yas Acres, West Yas) ten minutes from the airport.
